Based in London and Suffolk, we collaborate with developers, operators, investors, and estate owners to deliver design-led projects that are commercially focused, contextually grounded, and built for long-term value.

Founded by Will Notley and Navin Veeroo, the studio combines over 35 years of experience across luxury hospitality, residential developments, and heritage-led regeneration. Our work spans boutique hotels, adaptive reuse, and complex mixed-use environments.

We operate as a senior-led studio, integrating specialist disciplines through a curated network of partners to deliver projects from early-stage concept and strategy through to detailed design and delivery.
